King Oak Estates (“we”, “us”) is a pre-construction home development by Southbury Homes, with sales by Realtors Collective, Century 21 Leading Edge Realty Inc. This policy explains how we handle personal information in line with Canada’s Personal Information Protection and Electronic Documents Act (PIPEDA).
What we collect
When you register on this site we collect the information you provide: your name, email address, and phone number (optional). With your consent, we also record that you have opted in to receive marketing updates.
If you accept analytics cookies, we collect standard usage data through Google Analytics 4 (such as pages viewed and approximate location) and Microsoft Clarity, which records anonymized session interactions (clicks, scrolling, and mouse movement, with the text you type masked) to build heatmaps and session replays showing how the site is used. Analytics are off until you accept them.
Advertising. If you accept advertising cookies, we use the Meta Pixel to measure how our Facebook and Instagram advertising performs and to show relevant ads to people who have visited this site. This tells Meta which pages you viewed and whether you registered, and it shares the name, email address, and phone number you enter when you register, so that Meta can match your registration to a Facebook or Instagram account. Advertising cookies are off until you accept them. Analytics and advertising are a single choice.
Why we collect it

- With your marketing consent, to tell you about future communities from Southbury Homes and other projects represented by Realtors Collective.
How it is stored and shared
Registration details are stored securely in our database (Supabase) and shared with Realtors Collective (Century 21 Leading Edge Realty Inc.) for the purposes described above. If you opted in, this includes marketing updates about King Oak Estates, future Southbury Homes communities, and other projects Realtors Collective represents. We use Resend to deliver email notifications, Cloudflare Turnstile to protect the form from automated abuse, and (with your consent) Google Analytics and Microsoft Clarity for site analytics and Meta for advertising measurement. Some of these service providers process data in the United States. We do not sell your personal information. If you ask to be connected with a real estate agent, we share your registration details with that agent.
Personalized links
Some of the links we share are personal to you or to the agent who shared them with you, such as the link to your document package or an agent's registration page. When you use one of these links, we record the activity tied to it: page opens, document downloads, and registrations. We use this to serve you the current versions of project documents, to connect you with the agent you registered through, and to understand which materials are useful. We keep these link-activity records for up to 24 months of inactivity, after which they are deleted or anonymized.
The service providers that process this information on our behalf are Vercel (website hosting), Supabase (database and document storage), Resend (email delivery), Follow Up Boss (our CRM), and, on an interim basis, Google Drive (document sharing). Some of these providers process data in the United States.
Retention
We keep active registration data in our CRM. You can ask us to delete your information at any time.
Your rights
You may request access to, or correction of, your personal information, and you may withdraw marketing consent at any time (every email includes an unsubscribe link). To make a request, contact us using the details below.
